Dinkel's Lofts Construction Approved: 42 Units in Lake View's Historic Bakery Building (2026)

Dinkel's Lofts, a residential development in Chicago's West Lakeview neighborhood, has received the green light to begin construction. This project, designed by Jonathan Splitt Architects, will transform the historic Dinkel's Bakery building into a seven-story structure with 42 dwelling units. The permit, issued on May 18, specifies that the building's iconic façade and neon blade sign will be preserved, providing a unique blend of old and new.

The development replaces four existing buildings, including the two-story Dinkel's Bakery, a three-story masonry building, and two single-story structures. The site's proximity to the Paulina Brown Line elevated platform and bus routes makes it an attractive location for residents. Additionally, the nearby Divvy bike racks offer convenient transportation options.

One intriguing aspect of this project is the potential change in ownership. The site was initially put up for sale by Senco/PCR Group, but the latest permit still cites 3327 Lincoln Comet LLC as the developer. This suggests that the building might have been sold to another developer who intends to follow the same plan. If this is the case, we can anticipate an Express Permit noting the change in ownership.

The design includes a range of apartment sizes, from studios to three-bedroom units, with inset and corner balconies on all levels. A shared deck atop the roof will provide residents with a communal outdoor space. The ground floor will feature a commercial space, a parking garage, a lobby, a mail room, and a shared amenity space.

What makes this project particularly fascinating is the preservation of the historic façade and the blade sign, which will remain a prominent feature of the building. This approach not only respects the neighborhood's history but also creates a unique identity for the development. The blend of old and new architecture is a testament to the city's ability to preserve its past while embracing modern design.

In my opinion, Dinkel's Lofts is a welcome addition to the West Lakeview neighborhood. It offers a mix of residential and commercial spaces, preserving the area's character while providing modern amenities. The project's focus on historical preservation is a refreshing change in urban development, and it sets a positive precedent for future projects in the city.
